Bountiful

 

Bountiful City Storage Shed Building Permit Requirements:

 

The Bountiful City development code states that they have currently adopted the International Building Code, which states that all accessory buildings and sheds 200 sq. ft. and smaller to do not require a building permit.  The website does not specifically state that a building permit is not required for these sheds, however, in the city development code section 14-1-105 it states that all new buildings require a building permit unless they are excluded by the currently adopted version of the international building code.

 

Below is an excerpt from the Bountiful City Development Code

 

14-1-105 BUILDING PERMITS REQUIRED

  1. No building or structure shall be constructed, reconstructed, altered or moved, nor shall
    the use of the land be changed, except after the issuance of a permit for the same by the
    Engineering and Building Department and approved by the Planning Department, unless
    excluded by the currently adopted version of the International Building Code and as
    provided in this Title. Furthermore, no building lot or parcel of ground shall be filled,
    excavated, or otherwise structurally altered without an excavation permit from the
    Engineering and Building Department. Activities that do not require a building permit are
    not exempt from the provisions of this Title.

Centerville

 

Centerville City Storage Shed Building Permit Requirements:

 

The Centerville City Website does not have any specific information about what sizes of sheds require a building permit.  However, most cities in Davis County have adapted the International building code which states that any buildings 200 sq. ft. and smaller do not require a building permit.

 

We have not been able to verify this and we recommend contacting the Centerville City Community Development Department 801-292-8232 for further information.

Clearfield

 

Clearfield City Storage Shed Building Permit Requirements:

 

The Clearfield City website states on the bottom of the Accessory Building Quick Reference Check List web page that a building permit is not required for any shed, playhouse or accessory building that is 200 sq. ft. or less.  However, it also states that you must submit a site plan and obtain approval from the Planning Division.

 

Below is the text from the Accessory Building Quick Reference Check List.

 

Accessory Building Quick Reference Check List

 

What you will need to bring with you to obtain a  permit for an accessory building:

  • Site Plan
    • Label all buildings
    • Provide dimensions from property lines and size of accessory building
  • Provide construction drawings for building (s)
  • Provide dimensions from front, back and side yards
  • No accessory building will be located in the required front yard.
  • No accessory building will be larger than 50% of the main Structure and in some zones 40%.
  • Accessory building and main buildings will be no less than six feet at the closest point.
  • In residentially zoned properties, accessory buildings that are less than 10 feet in height may be located within two feet of the side and rear property lines. If the height is between 10 feet and 20’ they shall be no closer than 8 feet. NOTE: A one hour fire wall with no openings is required on those sides if the accessory building is located less than 5 feet to the property lines. If the accessory building is at least five feet from the property lines, no protection is required.
  • Lot coverage of all buildings, including main and accessory, will not be more than 40% of the lot or parcel area.
  • You must maintain any water drainage from the roof of your structure on your own property.

 

NOTE: No permit is required for accessory

buildings that are 200 square feet or less however,

a site plan is required and you must obtain

approval from the Planning Division.

Clinton

 

Clinton City Storage Shed Building Permit Requirements:

 

Clinton City does not require a building permit for any storage shed or accessory buildings that do not exceed 200 sq. ft. in size

Work exempt from permit. Permits, except as noted, shall not be required for the following.

Exemption from permit requirements of the Code shall not be deemed to grant authorization

for any work to be done in any manner in violation of the provisions of the Code or any other

laws or ordinances of this jurisdiction.

  1. One-story detached accessory structures used as tool and storage sheds, playhouses
    and similar uses, provided the floor area does not exceed 200 square feet.

Farmington City Storage Shed Building Permit Requirements:

 

The Farmington City website states that a building permit is required for accessory buildings.  However, we have contacted the Farmington Building Department and were told that they follow the International Building Code which states that any buildings 200 sq. ft. and smaller do not require a building permit.

 

We have confirmed this with a building official in Farmington and are confident in stating the following:

 

A building permit is not required for any storage shed, playhouse or other accessory building that is 200 sq. ft. or smaller.

 

All buildings larger than 200 sq. ft. do require a building permit

Kaysville City Storage Shed Building Permit Requirements:

 

Kaysville City does not require a building permit for any shed or structure that is 200 sq. ft. or smaller.

However, you are required to follow zoning regulations which governs setback requirements

 

Below is the an excerpt from the Kaysville City Building Permits web page:

 

Detached Garages/Accessory Buildings:  Accessory buildings UNDER 200 square feet do not require a permit, but are required to follow zoning regulations.  If you are adding electrical and/or plumbing, then a permit will need to be issued for that portion.  Call the office for zoning details and setback requirements.

Syracuse City Storage Shed Building Permit Requirements:

 

No building permit is required on sheds that are 200 sq. ft. or smaller in Syracuse City.

All buildings over 200 sq. ft do require a building permit.

West Point City Storage Shed Building Permit Requirements:

 

West Point does not require a building permit for shed that are 200 sq. ft. or smaller.  However, it is stated on their website that all of these structures must comply with zoning and setback regulations.  Those regulations may change depending on the zoning of your property.  We recommend contact the city offices for any questions about these regulations.

All sheds larger than 200 sq. ft. will require a building permit.
