The Farr West City website does not have any specific information about what sizes of sheds require a building permit.  However, most cities in Weber County have adapted the International Building Code which states that any buildings 200 sq. ft. and smaller do not require a building permit.

Harrisville City Storage Shed Building Permit Requirements:

 

The Harrisville City website does not have any specific information about what sizes of sheds require a building permit.  However, most cities in Weber County have adapted the International Building Code which states that any buildings 200 sq. ft. and smaller do not require a building permit.

Hooper City Storage Shed Building Permit Requirements:

 

Hooper City does not require a building permit for any detached storage shed or similar structure that is 200 sq. ft. or smaller.  However, these sheds do require a site plan approval showing that all setback requirements are being met.  Buildings larger than 200 sq. ft. do require a building permit.

 

This information has been verified on the Hooper City Building Permits web page.

 

Below is an excerpt from the section of the website about when a building permit is required.

 

A Building Permit is REQUIRED for the following:

 

  1. Converting any unfinished space in a dwelling to livable finished space.
  2. Addition or modification of any plumbing water or gas line.
  3. Any electrical work other than replacement of existing light fixtures, switches, and outlets.
  4. Replacement or modification of Heating and Air Conditioning System including equipment and ductwork.
  5. Modifying any existing structural framing
  6. Addition to an existing structure including living space, patio cover, deck, etc.
  7. Construction of any detached accessory building larger than 200 square feet or over 1 story in height regardless of construction type. (Structures less than 200 square feet require site plan approval) All structures less than 200 sq ft are required to have "site plan" approval.
  8. Replacing a roof covering. (Required where the existing roof has 2 or more layers of any type of roof covering)

Huntsville

 

Huntsville City Storage Shed Building Permit Requirements:

 

Huntsville does not require a building permit for any detached sheds or accessory structures that are 200 sq. ft. or smaller.  However they may need planning commission approval to ensure that you are meeting the correct setback requirements.

All buildings larger than 200 sq. ft. will require a building permit.

WHEN DO I NEED A PERMIT?

  1. Accessory buildings – not attached to your house – do not require a permit if they are under
    200 sq. ft
    . However, they may need planning commission approval. This is to ensure that you
    have the correct setbacks. If you place your accessory building closer than 5 ft to the property
    line, a firewall is required and then a permit will be required.

The North Ogden Building Dept. web page does not specifically state what sizes of sheds require a building permit; however, it does state that they have adopted the International Building Code which states that any buildings 200 sq. ft. and smaller do not require a building permit.  Some cities will require a permit to ensure that all setback and zoning regulations are being met but we have not been able to verify exactly what North Ogden's requirements. are.   If you have any information about this. please let us know so we can update our website.

Riverdale City Storage Shed Building Permit Requirements:

 

Riverdale does not require a building permit for any sheds that are 200 sq. ft or smaller unless it has plumbing or electrical.

All buildings larger than 200 sq. ft. will require a building permit.

SHEDS / ACCESSORY BUILDING

Q Is a permit required to build a shed in Riverdale City?

 

A Yes and No. If a permit is required, A fee based on the valuation of the structure will be assessed.

 

Typically, a shed that is 200 square feet or less does not require a building permit unless some type of electrical or plumbing work will be completed. A shed that exceeds 200 square feet requires a building permit.

 

THINGS TO REMEMBER ABOUT SHEDS

 

1) A shed is considered an “Accessory Building” and accessory buildings have limitations in a residential zone. An accessory building cannot exceed twenty (20) feet in height nor can it be greater than 1,000 square feet in area. In addition, an accessory building or group of accessory buildings cannot cover more than twenty-five percent of your rear yard.

 

2) When an accessory building (shed) is detached from the main building (your house), and the accessory building is located at least six (6) feet behind the main building, then the rear yard set back for the accessory building may be no less than one (1) foot from the property line.

 

Simply put, the shed can be one foot off your property line if it is at least six (6) feet behind your house. WITH ONE EXCEPTION, IF THERE ARE UTILITY EASEMENTS. If the shed is not six (6) feet behind your house, the shed will have to meet the minimum side yard setback requirements for its designated zoning, which is typically eight (8) feet.

 

3) Utility easements are generally anywhere from five to ten feet and can be located almost anywhere on your property. Yes, it is still your property; however, utility companies have rights to that portion of your property. Permanent structures cannot be built in a utility easement. If you plan to build some type of shed or accessory building on your property, please contact the Community Development department at 801-394-5541 ext. 1216 to determine the size and location of the utility easements on your property.

Roy City Storage Shed Building Permit Requirements:

 

Roy City does not require a building permit for any storage sheds or other outbuildings that are 200 sq. ft. and smaller and are not taller than 10 ft.

Do I need a building permit?

 

Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building or structure, or to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, the installation of which is regulated by this code, or to cause any such work to be done, shall first make application to the building official and obtain the required permit.

 

A building permit is NOT required for the following:

 

Accessory buildings with a maximum height of 10 feet and a maximum size of 200 square feet shall not require a building permit, provided all setback requirements for the zone in which the accessory building is located are met, no portion of the accessory building extends over any property line, and no storm water runoff from the accessory building is allowed to run onto the adjacent property. A no-fee application and review is required for all accessory buildings to establish compliance with the setback and runoff requirements.

Fences not over six feet high.

Retaining walls that are not over four feet in height measured from the bottom of the footing to the top of the wall, unless supporting a surcharge.

South Ogden

 

South Ogden City Storage Shed Building Permit Requirements:

 

The City of South Ogden requires a building permit for all storage shed larger than 120 sq. ft. There are other guidelines that govern shed placement that will be noted below.

Q: Is a permit required to build a shed in South Ogden City?

A: Yes. A permit is required for sheds larger than 120 sq. ft.   Sheds 120 sq. ft. or less do not require a permit, however, the following guidelines must be adhered to.  Any shed found to be in non-compliance may be required to be removed. Also note that any shed built over a utility easement without written permission from the utility companies is also subject to removal.

 

ACCESSORY BUILDING (SHED) GUIDELINES

 

  • No accessory buildings are allowed in the front yard.
  • Accessory buildings located in the rear yard must be located not less than 6' (measured from eave to eave, not wall to wall) from the main building, not less than 1' from the property line (measured from eave) and no less than 10' from any building (eave to eave) located on an adjacent lot.
  • In addition, if an accessory building is to be located over utility easements, written permission must be obtained from the utility companies or easement holder to allow such placement. For utility company contact information, Click Here
  • You can get a copy of your lot with dimensions and easements from Weber County's web site. Go to www.co.weber.ut.us/psearch/ and search by either your last  name or address.
  • No accessory building may exceed 19' in height measured from finished floor to midway of roof, and no wall may exceed 10' measured from finished floor.
  • Accessory buildings are allowed in the side yard, but must be located at least 6' (eave to eave) from the main building and at least 10' from any buildings on an adjacent lot (eave to eave). In addition, they must also meet side yard setback requirements, which vary from 8'-10' depending on what zone the property is located in. (Please call 622-2709 for zoning information). Note that many side yards are not wide enough to accommodate an accessory building and still meet side yard setback requirements.

Washington Terrace

 

Washington Terrace City Storage Shed Building Permit Requirements:

 

Washington Terrace Does not require a building permit for sheds that are 200 sq. ft. or smaller; However, a zoning compliance permit will be required for these buildings.  There is not a charge for these permits and they can be picked up at the city office.  More information on this will be shown below.

PLACEMENT ON LOT Sheds and other accessory buildings must be 6 feet from the

rear of the main building at least b feet from the dwelling on adjacent lots and 1 ft.
